One of our successful projects was the development of an IoT and AI-powered Smart Building Management System (BMS) for a property management company that operates multiple residential and commercial buildings.
The client was looking for a modern solution to automate building operations, reduce overall energy consumption, and improve building safety.
Understanding the Issues
The Property Management Company the client operates in several different properties with many operational issues.
Each property had a different system to manage the heating, ventilation and air-conditioning system, lighting system, access control systems for entering and exiting the building, and each property used a separate energy monitoring system to measure energy usage.
This lack of integration in building operations created difficulties in managing the operations of all properties from one location.
Because all of the building systems operated separately and independently of one another, the company was incurring significantly higher costs in energy use, having inefficient maintenance operations, and having an overall increased risk of injury to employees and visitors due to not having any type of real time monitoring of the building systems.
There were many times that facility managers had concerns related to gas leaks, water leaks and unauthorized individuals entering the building due to the absence of a centralized monitoring system for the entire property management company's facilities.
Our Analysis
Based on the customer analysis, we created a custom complete smart building solution using IoT, artificial intelligence, cloud, and mobile/web applications. The architecture was organized into 4 major layers: integration of IoT devices, AI analytics, cloud infrastructure, and user interface applications.
We installed multiple types of IoT sensors and smart devices such as smart locks, energy meters, lighting sensors, gas and leak detectors (for water), and HVAC controller throughout the buildings. All devices communicate using various protocols including MQTT, Zigbee, Wi-Fi, and Bluetooth to maintain connectivity between devices and to keep data secure while transferring between them.
Automation That Is Smart
AI played an important part of the automated system design. Using real-time and historic data, AI algorithms were developed that will predict when equipment will fail as well as provide data to optimize energy use, and provide building systems with recommendations for HVAC and lighting changes based upon space use patterns. A total solution was provided that allows facility managers to monitor and operate their buildings from a central dashboard or their mobile device.
Results & Outcomes
